New Affordable For-Sale Housing Coming to Lakewood

The Township of Lakewood hereby announces that seventy-two (72) affordable housing units will be available for sale at "Lakewood Commons I". The three and four-bedroom units that are available in this phase range in price from $110,000 to $220,000.

Lakewood Housing Authority (LHA)

Mission Statement
The Lakewood Housing Authority administers both Section 8 Housing Choice Voucher rental assistance and Public Housing. Our mission is the same as the Department of Housing and Urban Development; to promote adequate and affordable housing, economic opportunity and a suitable living environment free from discrimination.

Housing Choice Voucher Program (HCV)
The LHA administer 831 Housing Choice Vouchers for income eligible families, seniors and disabled households. We assist our clients in paying a portion of their monthly rent. Clients are free to choose any house or apartment as long as it meets certain requirements for housing quality and affordability. Program participants normally pay no more than 30% of monthly adjusted income towards rent and utilities. The LHA subsidizes the balance of the rent to the property owner. Our waiting list contains over 1200 families and we are not taking any applications for Section 8 HCV at this time.

Section 8 HCV Homeownership Program
This program allows eligible Section 8 HCV participants to apply their rental assistance payment to a mortgage rather than paying a landlord rent. It assists families in purchasing their first home and includes homeownership counseling. Numerous families have moved from renting to homeownership and fulfilling their dream of owning their home.

Family Self Sufficiency Program (FSS)
The FSS Program is a five-year program designed to improve the participants’ standard of living through higher-salaried employment, training, asset building and/or education. HUD will establish a savings account and as the household’s earned income increases a portion is matched by HUD and placed in a special escrow account in the participants’ name. This money, including interest earned, will be given to the client upon successful completion of the program. The goal is to achieve economic self-sufficiency.

At the present time the Public Housing waiting list is open and depending on the development the wait is between 6 months (senior and/or disabled) to 5 years (families). Applications can be requested either in person or by phoning 732-364-1300 ext. 104.

Lakewood Township Residential Assistance Program (LTRAP)

Lakewood Township Residential Assistance Program (LTRAP) administers the following HUD-funded Section 8 Programs for the Township of Lakewood.

Housing Choice Voucher Program
Under this Program LTRAP assists eligible households in paying their monthly rent. Typically, a family pays 30% of its monthly household income towards rent and LTRAP pays the rest.

Section 8 homeownership Program (“HomeRun™”)
This Program empowers eligible participants in the Section 8 housing choice voucher program, including participants with portable vouchers, to purchase a home with their Section 8 assistance, rather than renting. The subsidy amount is similar to that of the rental assistance program.

Family Self Sufficiency Program (FSS)
The goal of this program is to move families from fiscal dependence to economic self-sufficiency within five years. The foundation is a concrete action plan for attaining this goal, tailored to the individual family. This Action Plan integrates job training, education, day care and other supportive services, with housing assistance and generous economic incentives. A special escrow account is set-up for the participant, with matching HUD money being deposited into this account.
