Township Committee

The Township Committee exercises all legislative power of the Township, except in matters of health, which are done at the Board of Health. In addition, the Committee appoints members to many Boards, Commissions, and Committees. Each member of the Township Committee serves as a liaison to different Divisions, Departments, and Committees.

Planning Board

The Planning Board receives its powers through the Municipal Land Use Law which allows this Board to hear applications for subdivisions and site plans only. Any subdivision or site plan application heard by this board involves only permitted use of the land in question as defined by the Master Plan. Generally, the Board has no jurisdiction or power to deny an application that fully complies with the zoning ordinance. However, a site or subdivision plan can be denied if it does not fulfill a specific requirement of an ordinance.

The Board application process includes reviews by the Board Planner and Board Engineer. In addition, recommendations are received from the Environmental Commission and Shade Tree Commission. The Board may also request recommendations from the Board of Fire Commissioners, Department of Traffic & Safety, or any other agency deemed necessary.

Zoning Board of Adjustment

An officially constituted body whose principal duties are to hear appeals and, where appropriate, grant variances from the strict application of the zoning ordinance. The primary purpose of the Zoning Board is to look at situations where the owner of a property seeks to do something on his property that is contrary to an exact interpretation of the Zoning Laws.

The Lakewood Zoning Board of Adjustment consists of seven regular members and two alternate members. The members of the board are residents of the Township and are empowered through State Statute, to grant variances from the zoning ordinance when strict application of the ordinance would result in practical difficulties or hardships. Common applications, or appeals, to the Board are for use, undersized lots, bulk variances and interpretations. The Board is asked to look at a situation and decide if giving the property owner relief from the Zoning Laws would be detrimental to the Town.

Lakewood Industrial Commission

Lakewood Industrial Commission, began in the late 1960's as a group of local citizen volunteers charged with planning, constructing and promoting Lakewood's industrial parks to attract business and "light" industry. Under the Industrial Commission's guidance, the Lakewood's industrial park has grown to 1,800 acres.
